Welcome to our building! We’re happy to have you here and hope you enjoy your stay.

Before your arrival, we kindly ask that you take a moment to read through some important information about the building and the house rules. This is a residential community where people live year-round, and we appreciate your cooperation in helping us maintain a peaceful and safe environment for everyone.

Please note the following:

Kielland’s House is classified as a “special fire object” by the City of Oslo because it contains residential apartments and commercial activity (a shopping center) in the same building as a gas station. A “special fire object” is defined as a building, area, or business where a fire could result in the loss of many lives or cause significant damage to health, the environment, or material assets.

The fire alarm system in Kiellands Hus is directly connected to the Oslo Fire and Rescue Service’s emergency center, number 110.

If a fire alarm is triggered, the fire department will respond to the apartment. The smoke detector must not under any circumstance be disconnected or disabled in the apartment!

The alarms are interconnected and do not use batteries; they are controlled by a central fire alarm system.

The owner of the apartment is financially responsible if the smoke detector is damaged or disconnected in a way that causes the fire alarm system to malfunction.

Repairs cost a minimum of NOK 4,500. If an emergency response from technician is required, the unit owner will be invoiced NOK 5,750 + any additional costs for parts.

Common areas such as stairwells, entrances, elevators, and outdoor spaces should be kept clean and quiet. Smoking is not allowed in these areas.

All garbage must be disposed of in the designated garbage rooms, not in the hallways or building entrances.

For tenants at Uelands Gate 53 and Landstads Gate 2: The garbage room is located at Uelands Gate, and the door has a sign that says: *AVFALLSROM OPPGANG B OG C*.

For tenants at Waldemar Thranes Gate 72 and Kingos Gate 8: The garbage room is located at Kingos Gate and has a sign that says: *AVFALLSROM OPPGANG A OG D*.

Roof top terrace and backyard
In the summer, residents and their guests are allowed to use the rooftop terrace and the backyard. However, since the building is very sound-sensitive and noises echo off the walls, playing music is not permitted either on the rooftop terrace or in the backyard.

The rooftop terrace is open during the following hours:

Weekdays: 09:00-23:00
Weekends: 11:00-23:00

Balconies and terraces should be used considerately. Please avoid parties or loud conversations outdoors, especially in the evening.

Security: For everyone’s safety, please make sure the front door to the building is always closed properly.
